Believe me, these messy circumstances happen way more than they should and this falls to not being aware of what documents you need. Here’s a look at some of the most important documents ;

01. Survey Plan

A survey plan is a document that establishes the boundaries of land and it’s the best way to accurately view the extents of a Person’s land at a glance. A survey plan must have the following:
1. Owner’s name
2. Address of the land
3. Size of the land
4. A drawn-out layout of the land
5. The name of the surveyor and the date of the survey stamp

02. Deed Of Assignment

A Deed of Assignment Is an agreement between the seller of land or property and buyer of land or property that stands as evidence that the seller has transferred all his rights, title, and ownership of that land or property to the buyer. Upon exchange, it must be recorded in the land registry to show legal proof that the exchange has been made.

03. Certificate Of Occupancy

A certificate of occupancy is a document that does exactly what it says it does and that’s clearly showing the present occupant of a piece of land or property. It’s the most recognizable document around and is easily presented to investors when buying land or property. The certificate is issued by the Lagos State Government tothe applicant to show that they’ve leased the said land for 99 years.

04. Gazette

A Gazette is an Official record book where all special government details are spelled out to the letter. A gazette clearly shows the communities that have been granted excision and the land size that they have been given. Now it's only according to this amount of land that these communities have been granted that they are allowed to sell to the public and nothing more.If by some unfortunate twist of fate, the Government were to evict you from your land or reacquire your land and it falls under the recorded area that the community has been told is under excision, you are within your rights to be compensated for your loss. Although such an occurrence is very rare.
